Firstly, you will need to obtain a10-year warranty from a structural warranty provider. All mortgage suppliers require a warranty for new build houses. If there is not a 10 year warranty you will not be able to mortgage the property which may lead to complications in selling or refinancing the property.

Secondly you must get a SAP’s design which is an energy assessment for your new build. This is quite commonly missed, which leads to big problems as the sap design assesses your new build house energy levels. From this SAP design, you will be told from what insulation to use to what type of heating you should be using. The New Build house will then be graded from A-F.

Thirdly, you will require building regulations approval and inspections. All building projects in the United Kingdom require that you built the correct levels of workmanship and design. This is done by carrying out on site inspections and drawing surveys.

Finally, to complete your New build house, you will need an air test. The air test measures how much heat will be lost from your house. This will affect how your SAP assessment is calculated. Thus completing the documents required to pass building control.
